When to call us in St Cyrus

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

If you can see any of these, it’s time to have the joints looked at:

  • Lumpy, uneven sealant from a DIY attempt
  • A joint torn by a bath that flexes
  • Black spots spreading through the bead
  • Two layers of silicone, both failing

For landlords with property near Montrose station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Questions to ask before booking

  • What the cure time is
  • Whether they’re fully insured
  • What happens if the job turns out different
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

How we handle bathroom resealing in St Cyrus

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you are dealing with gaps where the bath or tray has moved and shrunken sealant along the back of a worktop, we can put it right, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job, large or small.

What sealant work cannot fix

It helps to know what we cannot do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that is cracked through
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

St Cyrus questions

Do you cover St Cyrus for bathroom resealing?

Yes, St Cyrus is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Do you cover smaller places like St Cyrus?

Yes. St Cyrus is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Are you insured?

Yes, we’re fully insured for every job we do.

How it works

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a couple of hours for a single bath or shower. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

Advice

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

St Cyrus homes and their sealant

St Cyrus is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as St Cyrus Uf Church, walls and floors in older homes can move, and sealant and grout show it first.

What the job involves on each surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • When we can work, for business premises
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The size of the job

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • Where the job is, and your postcode
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

If you are in St Cyrus and need bathroom resealing, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
