Bathroom resealing for homes and businesses in Marykirk

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you have smears of silicone across the tiles and damp behind the bath or under the tray, we can put it right, on wet rooms, shower trays & enclosures and sinks & splashbacks alike.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In an older home around Marykirk, damp from a failed joint can get into timber and plaster.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What the job involves on each surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Your questions about bathroom resealing in Marykirk

Will you come out to Marykirk?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Laurencekirk station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is white the only colour available?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

How do I get a quote for bathroom resealing in Marykirk?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee.

What bathroom resealing looks like in Marykirk

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

If you let a flat or house near Laurencekirk station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Aberluthnott Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A bath or tray that moves because it isn’t properly supported
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Wait for the cure time we give you
  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then
  • Clean with a mild bathroom cleaner and a soft cloth

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just email us at info@mrmastic.co.uk.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

For landlords and businesses

For anyone letting property in or around Marykirk, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

The process

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower for a typical job. Around Marykirk, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
