Sauchieburn Bathroom Resealing
Problem with your baths, showers and worktops in Sauchieburn? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

- Cracked, shrunken or lifting silicone
How we handle bathroom resealing in Sauchieburn
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Sauchieburn. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on baths, basins & vanity units and sinks & splashbacks, and common reasons people get in touch are gaps between the worktop and the wall and damp behind the bath or under the tray.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Landlord and commercial work in Sauchieburn
We also work for property managers and facilities teams in Sauchieburn and across Aberdeenshire. Several sites can go on one quote, and we’re fully insured for the work.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Common questions in Sauchieburn
Can you do bathroom resealing in Sauchieburn?
Yes, Sauchieburn is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Do you cover smaller places like Sauchieburn?
Yes. Sauchieburn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Do you reseal kitchen worktops and sinks too?
Yes. Next to the sink we use a food-safe product where it’s needed.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Look for lifting corners and small gaps now and then
- Open a window or run the fan so the room dries
- Stick to a soft cloth and a mild cleaner
- Move toiletries away from the joint
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Leave it or put it right?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. Around Sauchieburn, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- Clear items away from the joints we are working on

Advice
What bathroom resealing looks like in Sauchieburn
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Homes close to Luthermuir Chapel include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Honest limits
Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Failed grout lines across the wall
- A bath or tray that moves because it isn’t properly supported
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

When to call us in Sauchieburn
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we are asked about most:
- Black spots spreading through the bead
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Leaking joints on a shower screen
If you let a flat or house near Laurencekirk station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Different surfaces, different methods
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.
