Bathroom resealing in AB30: how it works

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on shower trays & enclosures, sinks & splashbacks and baths, and people most often call us about failed sealant on the screen profile and damp behind the bath or under the tray.

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes half a day or less for one room, longer when the kitchen is included.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Where we work in AB30

Our bathroom resealing work across AB30 covers homes, rentals and businesses, in Laurencekirk, Fettercairn and Auchenblae and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

We work across all of Scotland, from the cities to the islands, and AB30 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.

Laurencekirk: If you live in an older home near Laurencekirk, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Mearns Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why act early?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite.

Questions to ask before you book

  • What the cure time is
  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant

Signs you need bathroom resealing

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Common reasons people contact us include:

  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead

Different surfaces, different methods

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • A tray or bath that’s cracked through
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
