DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a couple of hours for a single bath or shower. Outdoor work around Auchenblae depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on
  • Mention any sign-in or site rules at work premises

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting
  • Let new sealant cure fully before it gets wet

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Common questions in Auchenblae

Do you cover smaller places like Auchenblae?

Yes. Auchenblae is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Auchenblae?

Yes. We work across all of Scotland, and Auchenblae is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Are you fully insured?

Yes. We’re fully insured.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

What bathroom resealing looks like in Auchenblae

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Auchenblae Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why deal with it now?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Auchenblae, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

For anyone letting property in or around Auchenblae, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The old material and how stubborn it is
  • The product the joint needs
  • Access and height
  • Any working-time requirements on site

The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Where the property is

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.

Signs you need bathroom resealing in Auchenblae

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

It’s worth asking for a quote if you see:

  • Failed sealant on the screen profile
  • A joint torn by a bath that flexes
  • Smears of silicone across the tiles
  • Cracked, shrunken or lifting silicone

If you let a flat or house near Laurencekirk station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • What preparation is included
  • The length of the guarantee
  • What product goes in the joint
  • Whether they seal over old material or remove it
