Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

About our window mastic in Auchenblae

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on window sills, uPVC windows and aluminium frames, and common reasons people get in touch are cracked or shrunken mastic around the frame and black, perished sealant on frames.

Mastic can only go onto a dry joint, so outside work in Auchenblae depends on the weather. Tell us about access to all the windows and doors, upstairs included.

Big or small, it’s backed by our 12-month guarantee in Auchenblae and across Aberdeenshire.

Leave it or put it right?

Resealing frames is a short job: it takes a morning for a couple of windows and a door. Wait for damp to appear and there may be plaster and decorating to sort out too. Around Auchenblae, water from a failed joint in an older stone home can soak into timber and plaster.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • 20+ years of sealant experience
  • Homes, businesses and hotels
  • One-year guarantee on every job
  • Colour picked to suit the job

Common questions in Auchenblae

I let a flat near Laurencekirk station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Auchenblae within the area you cover?

Yes, Auchenblae is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you reach windows above the ground floor?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Can new window sealant be painted?

It depends on the sealant. Silicone is not paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee, and we are ARBOMaster approved applicators.

Can you match the sealant to my frames?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Wipe condensation off the frames
  • Avoid blasting the frames with a pressure washer
  • Don’t paint over the silicone
  • Check the mastic once a year

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

How we quote for window mastic

Every job gets its own quote. This is what makes a difference:

  • How many areas need sealing
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Asking for a quote

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • Where the property is
  • How we’d reach the joints

Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand.

Window mastic in Auchenblae: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you live in an older home near Auchenblae Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Laurencekirk station, renewing tired window mastic between tenants heads off draught and damp complaints.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a morning for a couple of windows and a door. Outside jobs in Auchenblae need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property

What we cannot put right

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
