Montrose questions
Do you cover Montrose for bathroom resealing?
Yes, Montrose is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Can you help a landlord with a rental near Montrose station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does a bath or shower reseal take?
Allow a morning or an afternoon for most single baths and showers. We will confirm how long your job needs when we quote.
How long does the new silicone need before I use the shower?
After around 24 hours in most cases. You will get the exact cure time before we leave.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Bathroom resealing in Montrose, done properly
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you’re dealing with a reseal done over the top of the old bead and sealant that has split, shrunk or peeled away, we can help, whatever the surface.
In a town like Montrose, stone-built older streets normally sit alongside harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Why it’s worth doing now in Montrose
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Private landlords in a town like Montrose must keep homes wind and watertight under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

How it works
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. A visit in Montrose needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks

Advice
Looking after it afterwards
So the new joints stay in good condition:
- Use gentle cleaners on the silicone
- Run the extractor fan during and after every shower
- Dry the bead with a towel now and then
- Keep scourers and sharp tools away from the bead
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
When to call us in Montrose
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
People generally contact us after spotting one of these:
- Water escaping at the shower enclosure
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
- Splits where the tray meets the wall
Letting a property close to Montrose station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What your quote should include
- Which colour the sealant will be
- Who does the work, and how experienced they are
- Is VAT in the price?
- Which sealant they’ll use, and why
Bathrooms and kitchens in Montrose
Montrose is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For site and facilities teams at buildings such as Montrose Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
