Bathroom resealing in Drumlithie

Drumlithie: your questions answered

What guarantee comes with bathroom resealing in Drumlithie?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is Drumlithie within the area you cover?

Yes. Drumlithie is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Will there be a smell?

There can be a smell while the sealant cures. Opening a window helps.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do.

How we handle bathroom resealing in Drumlithie

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have new sealant laid over old sealant that is now lifting and water getting behind the kitchen upstand, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Landlords, agents and businesses in Drumlithie

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Drumlithie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
  • Move anything stored near the joints

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Look for lifting corners and small gaps now and then
  • Do not let bottles sit on the bead
  • Stick to a soft cloth and a mild cleaner
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

What the job involves on each surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In a place like Drumlithie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Bathrooms and kitchens in Drumlithie

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

What affects the quote in Drumlithie

You will get a clear quote before we start. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • The amount of work
  • When we can work, for business premises

Combining jobs into one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • A few pictures by email, if you can
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before

We quote each job on its own, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details and send pictures if you have them.
