About our bathroom resealing in Luthermuir
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Common call-outs are for water getting behind the kitchen upstand and a joint torn by a bath that flexes, on basins & vanity units, baths and sinks & splashbacks.
Bathrooms in smaller places like Luthermuir work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Your job is guaranteed for a year, as with all our work.

Bathroom resealing around Luthermuir
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as Luthermuir Chapel, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Laurencekirk station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What affects the quote in Luthermuir
Every job gets its own quote. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- The product the joint needs
- Working hours on commercial sites
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
Before you ask for a quote, have a think about:
- How we’d reach the joints
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- Where the property is
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.
FAQs for Luthermuir
Is Luthermuir in your area for bathroom resealing?
Yes. We work across all of Scotland, and Luthermuir is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Can you help a landlord with a rental near Laurencekirk station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Leave it or put it right?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

Surface by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we do, step by step
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. Around Luthermuir, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
Getting a quote

Aftercare tips
After the cure time, these simple habits help:
- Wait for the cure time we give you
- Keep an eye on the corners, where splits start
- Dry worktop joints after washing up
- Open a window or run the fan so the room dries
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
