Fire rated sealant in Marykirk, done properly

Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. Common call-outs are for ordinary sealant used where a fire-rated product was needed and new service routes left unsealed after building work, across door frames, flats & HMOs and plasterboard & masonry.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

There’s a 12-month guarantee on every job, whatever its size.

What fire rated sealant looks like in Marykirk

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Community buildings like Aberluthnott Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Marykirk is about 5 miles north of Montrose, in Aberdeenshire. Wherever you are in the AB30 postcode area, our applicators can take on fire rated sealant. Marykirk is one of 161 places in Aberdeenshire where we work for fire rated sealant. Our Dundee page covers work nearby.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Include hidden areas like risers in routine checks
  • Do not paint over fire sealant until it has cured
  • Take pictures of fire stopping before ceilings or boxing go back
  • File the fire-stopping record where your assessor can find it

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How the job changes by surface

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and the locations noted.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Marykirk: your questions answered

Do you work for landlords with property near Laurencekirk station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do Scottish building rules affect fire-rated sealant work in Marykirk?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

What does intumescent mean?

An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.

Do you certify the fire stopping?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and list the locations and products for you.

Can you work in occupied buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use and we plan access around the people using them. Out-of-hours work can be arranged if that suits the building.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will you assess my building’s fire safety?

No. We work from the specification you give us and install to the manufacturer’s details.

Can I choose the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes from a few hours to a few days, depending on the number of gaps and the access. For a place like Marykirk, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit

What we are called out for in Marykirk

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

The most common problems we see are:

  • Gaps around pipes and cables through fire-resisting walls
  • Open joints along the top of partitions
  • Fire seals that have cracked with movement
  • Standard silicone or caulk in a fire-stopping gap

For landlords with property near Laurencekirk station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What to look for in a quote

  • What the cure time is
  • How the colour is chosen
  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared

Choosing a sealant specialist

When it isn’t the sealant

New sealant can’t fix everything, and we will tell you before we start. Sealant won’t put right:

  • Fire risk assessments, which need a qualified assessor
  • A wall that is not a fire-resisting element to begin with
  • Openings too large for sealant, which need batts, boards or another system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
