Fire rated sealant in Hillside
We often work from an action list drawn up by a fire risk assessor on buildings across Hillside. If you share the list, we can quote for the gaps that need fire-rated sealant. If you are dealing with fire seals that have cracked with movement and gaps flagged on a fire risk assessment, we can put it right, whatever the surface.
Work in a place like Hillside is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Leave it or put it right?
A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. In a place like Hillside, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Why choose Mr Mastic in Hillside
- One-year guarantee on every job
- Sanitary silicone with an anti-fungal additive in wet areas
- 20+ years of sealant experience
- 4.9 on Google from 180+ five-star reviews
The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on how many gaps there are. Somewhere like Hillside may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your files.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can
Ask for a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
Advice
What affects the cost of fire rated sealant
Every job gets its own quote. These are the things that affect it:
- Access and height
- The old material and how stubborn it is
- Whether there’s mould to deal with
- Working hours on commercial sites
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
To make quoting easier, please include:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- A few pictures by email, if you can
- The problem you’ve noticed
Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job.

Commercial buildings in Hillside
If you run a hotel, guest house or holiday let in a coastal place like Hillside, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

FAQs for Hillside
Will you come out to Hillside?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
How do Scotland’s building regulations apply to fire-rated sealant in Hillside?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is standard sealant good enough for a fire gap?
No. Where a fire-rated seal is needed, it has to be a product tested for that use, installed to its details.
Can you tell me how many minutes the seal will last?
We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it, recording the locations and products.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Do you need fire rated sealant in Hillside?
A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.
The most common problems we see are:
- Open gaps behind door architraves
- Cracked or shrunken fire-rated sealant
- Sealant items on a fire risk assessment action list
- Gaps where walls meet ceilings or slabs
Around Hillside, as everywhere, fire rated sealant is only as good as the preparation behind it.

What the job involves on each surface
Service penetrations
New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in.
Flats and HMOs
Conversions usually leave a mix of old and new service holes. We seal the ones on your specification with a tested product.
Honest limits
We will always be straight with you, so here’s what sealant cannot fix:
- Assessing a building’s fire safety
- A wall that is not a fire-resisting element to begin with
- Fire doors that need new seals, closers or hardware
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
