Common questions in Inverbervie

Will you come out to Inverbervie?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

How long does fire rated sealant take?

A typical job takes from a few hours to a few days, depending on the number of gaps and the access, including the preparation. We’ll confirm how long when we quote.

What does intumescent mean?

An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you guarantee your work?

Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

How we handle fire rated sealant in Inverbervie

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on, gap by gap. Typical jobs include seals cut through by electricians, plumbers or data installers and open holes round services passing through fire walls, across linear gaps, plasterboard & masonry and service penetrations.

Work in a place like Inverbervie is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How it works

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on how many gaps there are for a typical job. Around Inverbervie, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Advice

Surface by surface

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail.

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

Workplaces and buildings in Inverbervie

If you run a hotel, guest house or holiday let in a coastal place like Inverbervie, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

When something else is needed

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

  • Linear gaps
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Door frames

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Keep the record of products and locations with your fire safety documents
  • Get damaged fire seals looked at promptly
  • Make resealing part of every contractor’s brief

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and have them put right.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

What we’re called out for in Inverbervie

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Common reasons people contact us are:

  • Door frames with gaps between frame and wall
  • Gaps flagged on a fire risk assessment
  • Fire seals that have cracked with movement
  • Holes left by a change of layout

If you look after a church, hall or community building such as Old Parish Church And Churchyard, older buildings that have had new heating or wiring often have service gaps worth checking.

What your quote should include

  • Are they insured?
  • The length of the guarantee
  • Whether all the old sealant comes out first
  • Whether VAT is included
