Trusted floor joint sealing in Marykirk

Floor joint sealing in Marykirk

Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant coloured to suit the grout. We’re often asked to deal with dirt and water collecting in open floor joints and failed joint filler in concrete floors, on skirting boards, commercial floors and wet room & bathroom floors.

For a place like Marykirk, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

All of our work is guaranteed for twelve months, in Marykirk and everywhere else we cover.

What affects the quote in Marykirk

There’s no set price list, because jobs vary so much. What we look at:

  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • The type of property

Every job is quoted individually, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

What we do, step by step

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a morning or an afternoon for most homes in most cases. Somewhere like Marykirk may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit

What we’re called out for in Marykirk

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You’ll see a crack running along the grout, where a flexible joint should have been.

If you can see any of these, it’s time to have the joints looked at:

  • Open gaps along the bottom of skirting boards
  • Failed seals where bathroom floors meet baths and panels
  • Failed joint filler in concrete floors
  • Floor edges that trap water and grime

If you let a flat or house near Laurencekirk station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Questions to ask before you book

  • Whether all the old sealant comes out first
  • Are they insured?
  • How the surfaces are prepared before sealing
  • What guarantee comes with the work

How to choose a mastic man

Floor joint sealing in Marykirk: local notes

Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you look after a church, hall or community building such as Aberluthnott Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Walk round the room once a year and look at the edges
  • Get cracks along tile grout lines looked at early
  • Don’t slide heavy items over sealed joints
  • Ask before painting over a sealed joint

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and stops it getting worse.

Surface by surface

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it where it suits the floor.

What we cannot put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Water getting under the tiles from elsewhere
  • Bouncy or failing floorboards
  • Loose, hollow or cracked tiles, which need a tiler

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

FAQs for Marykirk

Do you cover Marykirk for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Marykirk is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

I let a flat near Laurencekirk station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can grout be replaced with sealant on a tiled floor?

Often, yes. We replace the grout along a suitable line with flexible sealant coloured to suit. Loose or cracked tiles need a tiler first.

Can I choose the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before any work starts.

Do you have insurance?

Yes, we are fully insured.

Do you work on commercial floors?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor and we’ll quote.

Why has a gap opened under my skirting?

Generally it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.
