Remedial sealant for Marykirk homes and businesses

Different surfaces, different methods

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning before resealing.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Remedial sealant in Marykirk

The wrong product in the wrong joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. Common call-outs are for sealant that came away because the surface wasn’t prepared and mould trapped under a layer of silicone, on shrunken worktop sealant, expansion joints and mouldy bath & shower sealant.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You get a one-year guarantee, the same in Marykirk as everywhere else we work.

What affects the quote in Marykirk

Jobs vary more than people expect. The main factors:

  • The size of the job
  • How many areas need sealing
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the property is
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

Aftercare tips

After the cure time, these simple habits help:

  • Run the fan after every shower
  • Look for stains below bathrooms now and then
  • Don’t wait for a small gap to become a leak
  • Report a tray that rocks or a worktop that lifts

Keep the room ventilated: use the extractor or open a window after showering.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Why act early in Marykirk

Remedial work takes longer than a straight reseal, but not by much: it takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Marykirk questions

I let a flat near Laurencekirk station. Can you help?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Can you do remedial sealant in Marykirk?

Yes. Our work covers the whole of Scotland, and Marykirk is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you remove sealant that’s been put over old sealant?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you remove old sealant without damaging the bath?

Yes. We take our time over removal, especially on acrylic, enamel and uPVC.

How long does remedial resealing take?

A little longer than a standard reseal. For most joints, it’s a few hours.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

The process

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Marykirk need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Remedial sealant in Marykirk: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

In the older streets around Aberluthnott Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Laurencekirk station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
