Bathrooms and kitchens in Craigo

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Montrose station, botched sealant from a previous quick fix is easier to strip out between tenants.

About our remedial sealant in Craigo

Remedial jobs in Craigo generally fall into a few patterns: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. We are often asked to deal with leaks that keep coming back after resealing and beads that never stuck properly, on expansion joints, leaking tray & enclosure joints and failed movement joints.

In and around a place like Craigo, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Surface by surface

Mouldy bath & shower sealant

Repeat mould normally points to a damp, poorly aired room. Along with resealing, we’ll mention if the room needs better ventilation.

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal.

Quotes for remedial sealant in Craigo

We quote each job individually. These are the things that affect it:

  • Any working-time requirements on site
  • Any mould that needs treating
  • How many areas need sealing
  • The old material and how stubborn it is

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What we need to know

To help us quote quickly, let us know:

  • Where the job is, and your postcode

Questions from Craigo

Is Craigo in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Craigo is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Can you help a landlord with a rental near Montrose station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

How long does the work take?

The number of joints and layers decides it. You’ll have a timescale before any work begins.

Do you offer different sealant colours?

We help you choose a colour that suits. The choice depends on the product the joint needs.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks generally come from over-sealing, movement or water getting in elsewhere, so we find that first.

What we are called out for in Craigo

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

Common reasons people contact us include:

  • Thick, messy sealant smeared over tiles
  • Sealant that came away because the surface wasn’t prepared
  • Movement joints that have split or pulled away
  • Worktop sealant that has shrunk and split

In the older streets around Aberluthnott Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • How the colour is chosen
  • Whether VAT is included
  • Who does the work, and how experienced they are
  • What the cure time is

Our hiring checklist

Why it’s worth doing now in Craigo

Mould under a bead can’t be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Why book with us

  • White, clear, grey or coloured to suit, where the product allows
  • Anti-fungal sanitary silicone in wet areas
  • Sealant colour chosen to suit
  • More than 20 years in sealant work

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. For a place like Craigo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work

Advice

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
