About our external mastic in Macduff

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. We are often asked to deal with joints pointed up with cement by mistake and weeds or debris growing in open joints, on façade panels, render & cladding joints and concrete & block.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Cracking across the wall rather than at a joint
  • Render that’s blown, hollow or coming away
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Concrete & block
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints
  • Joints between brick and frames

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What we’re called out for in Macduff

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Most people get in touch after spotting something like this:

  • Leaking joints around cladding and façade panels
  • Rain getting behind render or cladding at a joint
  • Old sealant gone brittle and cracked
  • Sealant pulling away from one side of the joint

Schools such as Banff Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • What insurance they hold
  • When the joint can take water or movement
  • How much experience the applicator has
  • Which sealant they’ll use, and why

10 questions to ask before you book

Walls and rooflines in Macduff

Macduff is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Duff House (about 1.9 miles south-west) are a reminder that the area around Macduff has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

If you live in an older home near Gardner Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What affects the cost of external mastic

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • Which sealant suits the joint
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Macduff may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

Advice

What the job involves on each surface

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant.

Macduff: your questions answered

Does the coastal weather in Macduff affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Do you cover smaller places like Macduff?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

Where are you based?

Mr Mastic is based in Crawley. We cover Macduff and the rest of Aberdeenshire.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

When is the sealant fully cured?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

Is the work guaranteed?

Yes. All our work carries our 12-month guarantee.
