External mastic in Ladysbridge
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. We work on concrete & block, façade panels and render & cladding joints, and the jobs we see most are cracked joints where brick meets render or frames and panel joints letting water in.
External sealant needs dry surfaces, so outdoor work around Ladysbridge is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Surface by surface
Concrete and blockwork
Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one before the bead.
Joints between dissimilar materials
Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.
Honest limits
It helps to know what we can’t do:
- Structural movement, which needs a surveyor or engineer
- Cracked brickwork or render that needs a builder or plasterer
- Adding movement joints to masonry that has none
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the building. Somewhere like Ladysbridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts

FAQs for Ladysbridge
Does the coastal weather in Ladysbridge affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Can you do external mastic in Ladysbridge?
Yes, Ladysbridge is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you guarantee your work?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Can you seal joints between two different materials?
Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides, primed where needed.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
When will the joints need doing again?
It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Outside joints around Ladysbridge
Ladysbridge is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
For an older house near a landmark such as Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. Around Ladysbridge, water from a failed joint in an older stone home can soak into timber and plaster.

What we are called out for in Ladysbridge
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
If you can see any of these, it’s time to have the joints looked at:
- Cracked joints where brick meets render or frames
- Plants rooting in failed movement joints
- Water getting into walls through failed joints
- Joints pointed up with cement by mistake
Schools such as Banff Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
