Trusted external mastic in Banff

External mastic for homes and businesses in Banff

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. Typical jobs include rain getting behind render or cladding at a joint and sealant that has lost its bond to the brick or render, across joints between brick and frames, façade panels and concrete & block.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Whatever the size of the job, you get the same one-year guarantee.

How the visit works

We keep the work tidy and contained to the area we are working on. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. Outdoor work around Banff depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work

What the job involves on each surface

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

What affects the quote in Banff

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Helping us quote

When you call or email, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Looking after it afterwards

So the new joints stay in good condition:

  • Point out the joints to other trades
  • Fix overflowing gutters above sealed joints
  • Avoid pressure-washing directly into sealant joints
  • Have failed joints looked at early

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Common problems we fix in Banff

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Most people get in touch after spotting something like this:

  • Movement joints with cracked, split or missing sealant
  • Gaps where render, brick and frames meet
  • Panel joints letting water in
  • Hard, crazed mastic that has stopped moving

In the older streets around Methodist Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Before booking anyone

  • When the joint can take water or movement
  • How long the guarantee is
  • What happens if they find a problem under the old sealant
  • Whether the sealant suits the joint

How to choose a mastic man

Why it’s worth doing now in Banff

Sealing over the top of old mastic doesn’t hold for long. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. In a place like Banff, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Banff buildings and the weather

Banff is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Banff Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Banff: your questions answered

Is external mastic in a coastal place like Banff any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Banff within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move.

Should I point up the gap in my brickwork?

No. Rigid materials cannot move with the wall, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

How long does external mastic last?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.
