How it works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on the number of joints and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we find the drip and check the gutter is not cracked or sagging.
  2. Old sealant and dirt are removed from the joint.
  3. We make sure the joint is dry before sealing.
  4. Gutter or exterior sealant is applied and finished.
  5. The run is checked and any debris near the joints is cleared.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Mention any tricky access

How we handle gutter sealing in Banff

Gutter and fascia replacement isn’t our trade, and nor is roofing. Sealant fixes joints and it can’t mend broken brackets, split sections or blocked downpipes. We work on roofline trims, garage door frames and uPVC fascias, and people most often call us about end caps that drip every time it rains and open joints in fascias and soffits.

Outside joints can only be sealed when they’re dry, so work in Banff depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Big or small, you get the same 12-month guarantee in Banff and across Aberdeenshire.

Common questions in Banff

Does the coastal weather in Banff affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover Banff for gutter sealing?

Yes. Our work covers the whole of Scotland, and Banff is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you clear out my gutters?

We clear debris around the joints we are sealing. A full clean of the gutters is not part of it.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

How long does gutter sealing take?

Most jobs take anything from an hour or two to a few hours, including the preparation. Your quote will say how long we expect yours to take.

What about gutters on a second or third storey?

It depends on the access. Let us know the height and the ground below when you email us at info@mrmastic.co.uk.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Surface by surface

uPVC fascias

We seal fascia joints, not replace the boards. If boards are damaged, we’ll tell you.

Garage door frames

Garage door frames let rain in when their sealant fails. We cut it out and reseal.

Banff buildings and the weather

Banff is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Historic houses like Duff House (about 0.8 miles south) are a reminder that the area around Banff has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

If you look after a building such as Banff Academy, larger buildings have long runs of movement joint that eventually need resealing. If you live in an older home near Methodist Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Why it’s worth doing now in Banff

Replacing guttering is a much bigger job than sealing joints. Where the gutter is in good order and only a joint leaks, resealing is the sensible fix. If it’s broken or sagging, a gutter installer needs to look. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Aftercare tips

So the new joints stay in good condition:

  • Keep ladders off the guttering
  • Get a dropping gutter looked at quickly
  • Clear leaves and moss from the gutters
  • Look along the fascias for open joints

While checking gutters, glance at the fascia joints too. A small split is quicker to put right.

A leaking garage frame lets water reach stored items. Resealing the frame is a quick job while the frame is sound.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Water backing up from a blocked pipe
  • Guttering that needs replacing
  • Boards that have decayed or split

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
