Landlord and commercial work in Ladysbridge

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Gutter sealing in Ladysbridge

Water dripping from a gutter joint can stain walls and soak the ground below. Often a reseal is enough, as long as the gutter is sound. We work on garage door frames, gutter joints and uPVC fascias, and the jobs we see most are leaking gutter joints and stop ends and fascia boards with gaps between them.

In and around a place like Ladysbridge, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

The process

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take an hour or two for a few joints, longer for a full run. Outdoor work around Ladysbridge depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we agree which joints need sealing.
  2. We clean out each joint.
  3. The joints are dried.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. We check our work before we leave.

Advice

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Ladysbridge buildings and the weather

Ladysbridge is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For site and facilities teams at buildings such as Banff Academy, larger buildings have long runs of movement joint that eventually need resealing.

What the job involves on each surface

Gutter joints

When a joint drips, the gutter is often still sound. Resealing is generally enough.

Soffit joints

Gaps at soffit joints can let in draughts and insects. We close them with a suitable sealant.

Why act early in Ladysbridge

Sealing over a dirty, wet joint is a quick fix that rarely lasts but it tends to peel off. Proper preparation is the difference. In an older home around Ladysbridge, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Signs you need gutter sealing in Ladysbridge

Water spilling over a blocked gutter is often mistaken for a leak. A blocked downpipe makes water back up so we check the cause first.

Keep an eye out for these signs:

  • Dripping gutter ends
  • Quick sealant fixes on gutters that didn’t last
  • Water dripping where gutter sections meet
  • Rain getting in around a garage door

If you live in an older home near Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions from Ladysbridge

Is gutter sealing in a coastal place like Ladysbridge any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can you do gutter sealing in Ladysbridge?

Yes. Our work covers the whole of Scotland, and Ladysbridge is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Is the work guaranteed?

There’s a 12-month guarantee on every job.

Will sealant fix a dripping gutter joint?

Often, yes. A clean, dry joint resealed with gutter sealant generally stops the drip. A split or warped section needs replacing.

Do you work on high-level gutters?

Low gutters are simple to reach. If it’s higher up, let us know and we will confirm the access.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Clean out the gutters once or twice a year
  • Glance at the soffit joints now and then
  • Make sure downpipes aren’t blocked
  • Get a dropping gutter looked at quickly

Look at fascia and trim joints when you are checking the gutters. A small split is quicker to put right.

A drip from a gutter joint will not stop on its own. The same spot gets soaked every time it rains and that can cause damp inside.
