What the job involves on each surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Bathroom resealing in Banff, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Banff. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Common call-outs are for damp behind the bath or under the tray and black spots spreading through the bead, across baths, sinks & splashbacks and shower trays & enclosures.
A bathroom in a place like Banff gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Whatever the size of the job, you get the same one-year guarantee in Banff and across Aberdeenshire.

Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep bottles off the sealant line
- Keep scourers and sharp tools away from the bead
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
Wipe up standing water along the worktop joint. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before any work starts.

Banff: your questions answered
Do you take on hotel work around Banff?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can you do bathroom resealing in Banff?
Yes, Banff is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Is it OK to put new sealant on top of the old bead?
No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Bathrooms and kitchens in Banff
Banff is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For site and facilities teams at buildings such as Banff Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Methodist Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
Banff is about 16 miles east of Buckie, in Aberdeenshire. Banff gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit

- Let us know if you’ve seen damp or leaks

Honest limits
Before booking, it’s worth knowing the limits:
- A tray that rocks until it’s re-bedded
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What affects the quote in Banff
Every job gets its own quote. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- When we can work, for business premises
- How easy the joints are to reach
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- The rough size of the job
- Where the job is, and your postcode
- Any access issues, like height or stairs
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
