New build mastic in Banff, done properly
Snagging sealant properly means taking the failed bead out completely. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. If you have shower seals failing in the first year or two and skirting joints opening in the first winter, we can put it right, whatever the surface.
Work in a place like Banff is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

New build mastic in Banff: local notes
Banff is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For jobs in and around Banff, choosing the right material for each joint is as important as a tidy finish.

Postcode districts we cover here for new build mastic: AB45. You will find streets such as Old Market Place, Whinhill Crescent and Addison Crescent, and we cover them all. With the A97 and A98 close by, Banff is easy for our applicators to reach for new build mastic. Common problems we fix in Banff
When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
If you can see any of these, it’s time to have the joints looked at:
- Worktop and upstand sealant coming away
- Gaps between new skirting and floors
- Leaking shower tray seals in a new home
- Plot mastic for developers ahead of handover
In and around Banff, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Is the old sealant removed completely?
- How long the guarantee is
- What preparation is included
- What happens if they find a problem under the old sealant
Banff: your questions answered
Is Banff in your area for new build mastic?
Yes. Our work covers the whole of Scotland, and Banff is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Will you come out to Banff?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Where do you work from?
We work from Crawley. We cover Banff and the rest of Aberdeenshire.
Can you match the sealant colour to my new kitchen or bathroom?
That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We’ll agree it with you first.
What we cannot put right
New sealant cannot fix everything, and we will tell you before work begins. Sealant will not put right:
- Cracking that points to a structural problem
- Leaking fittings rather than failed sealant
- Baths and trays that move too much for sealant to cope with
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What affects the quote in Banff
The quote reflects the job in front of us. We take into account:
- Whether the work is at height
- The size of the job
- Mould in or behind the old joints
- The type of sealant required
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- The rough size of the job
- The address or postcode of the job
- The problem you’ve noticed
- The type of property
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.
The process
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours in a single home. Around Banff, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
Before we arrive
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
How to get a quote
We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details and send pictures if you have them.
Advice
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Check bath and shower seals every few months as the house settles
- Ventilate bathrooms well, especially in the first year
- Raise failed sealant with the developer while you’re covered
- Keep pictures and emails about snagging items
Watch the joints as the house settles. Small gaps can appear as the house dries.
Early snagging is easier snagging. Left alone, a small crack can become a leak.
What the job involves on each surface
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out.
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
