New build mastic in Macduff

Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that’s letting water through needs doing now. If you have shower seals failing in the first year or two and kitchen sealant that has pulled off the wall, we can put it right, whatever the surface.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Every job comes with our one-year guarantee, wherever you are in Aberdeenshire.

When to call us in Macduff

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

Look out for any of the following:

  • Joints pulling apart as timber shrinks
  • Second-fix sealing on new plots
  • Kitchen sealant that has pulled off the wall
  • Frame joints opening as the plaster dries

For jobs in and around Macduff, choosing the right material for each joint is as important as a tidy finish.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out and baths are filled before sealing.

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

Landlords, agents and businesses in Macduff

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

If you manage several properties in or around Macduff, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Macduff questions

What guarantee comes with new build mastic in Macduff?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Macduff in your area for new build mastic?

Yes, Macduff is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

How long will you be here?

A typical job takes a few hours for most snagging lists, longer for a run of plots, including the preparation. We will confirm how long when we quote.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.

Will you just run a new bead over the existing one?

No. Fresh silicone does not stick to the old layer, so it soon lifts and traps water. We cut the old bead out completely.

What happens on the day

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the number of plots. Around Macduff, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Before we arrive

What affects the quote in Macduff

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • Whether the work is at height
  • How many rooms, windows or areas are involved

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Photos by email, if that’s easy
  • The rough size of the job
  • Any access issues, like height or stairs
  • The address or postcode of the job

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before work begins.

Why it’s worth doing now in Macduff

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In an older home around Macduff, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What you get with us

  • Experience in homes, commercial sites and hotels
  • 180+ five-star Google reviews
  • More than 20 years in sealant work
  • Anti-fungal silicone where joints get wet

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
