Regrouting in Macduff

Regrouting in Macduff, done properly

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Tell us what you have in mind when you ask for a quote. Typical jobs include grout in a colour the owner wants to change and gaps where the shower grout has gone, on bathroom floors, tiled floors and wet rooms.

For a place like Macduff, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Your job is guaranteed for a year, as with all our work.

Bathrooms and kitchens in Macduff

Macduff is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Banff Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Gardner Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Macduff is about 18 miles east of Buckie, in Aberdeenshire. Across Aberdeenshire, we cover 161 places, and Macduff is one of them. For nearby work, see our Aberdeen page (38 miles or so).

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the cost of regrouting

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • When we can work, for business premises
  • The number and length of the joints
  • Any mould that needs treating

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

Macduff: your questions answered

Do you work in hotels near Macduff?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you cover Macduff for regrouting?

Yes, Macduff is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Macduff.

Is regrouting a chance to pick a new grout colour?

Yes, plenty of people choose to. Darker grout can hide marks, while lighter grout brightens a room.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Leave it or put it right?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In a place like Macduff, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

The process

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. For a place like Macduff, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can

Looking after it afterwards

To keep the joints looking good and working properly:

  • Open a window or run the fan to clear steam
  • Check the corner silicone every few months
  • Avoid neat bleach and strong acid descalers on grout
  • Use gentle cleaners on grout

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

Honest limits

We will always be straight with you, so here’s what new sealant will not do:

  • A floor or wall that keeps moving
  • Failed tanking or waterproofing under the tiles
  • A leaking shower valve or waste

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
