How we handle regrouting in Banff

If you’ve been scrubbing grout that will not come clean, the discolouration has normally soaked into the grout. Replacing it is the lasting answer, and it’s a chance to change the colour too. We work on tiled floors, bathroom floors and kitchen splashbacks, and common reasons people get in touch are stained grout that cleaning won’t shift and grout in corners that has cracked.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

You get a one-year guarantee, the same in Banff as everywhere else we work.

Why it’s worth doing now in Banff

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Loose tiles, which need refixing first
  • Water coming from plumbing rather than grout
  • A floor or wall that keeps moving

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What affects the cost of regrouting

Jobs vary more than people expect. The main factors:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What we need to know

What to tell us when you ask for a quote:

  • Photos by email, if that’s easy
  • How we’d reach the joints
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel

Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Different surfaces, different methods

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Banff homes and their sealant

Banff is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as Banff Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Methodist Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Your questions about regrouting in Banff

Is Banff in your area for regrouting?

Yes. Our work covers the whole of Scotland, and Banff is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Banff within the area you cover?

Yes, Banff is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is there any odour?

Possibly a little. It fades as the sealant cures.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We will show you which ones at the start.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

How to look after the new joints

To keep the joints looking good and working properly:

  • Look at the sealant in the corners now and then
  • Run the extractor fan during and after a shower
  • Wipe or squeegee the shower walls
  • Clean grout with a mild bathroom cleaner

Check the corner silicone now and then. It’s the part that moves, so it’s generally the first thing to need attention, long before the grout does.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How it works

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room in most cases. Outdoor work around Banff depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
