Sand mastic in Banff, done properly
We work across Banff renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand, finished to suit the masonry. We work on brick reveals, period & listed homes and timber door frames, and the jobs we see most are mastic that needs renewing before redecorating and a silicone bead on a sash window that spoils the look.
Mastic can only go onto a dry joint, so outside work in Banff depends on the weather. Let us know about access to every frame, including any upstairs.
You get a 12-month guarantee, the same in Banff as everywhere else we work.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Find out about consent before window work on a listed home
- Check the mastic when you check the paintwork
- Make sure water runs off the sill
- Go gently near the mastic when preparing windows
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
What happens if it’s left?
Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why us?
- Domestic, commercial and hotel work
- Over 20 years’ experience
- Sanitary silicone with an anti-fungal additive in wet areas
- Trusted Arbo and Everbuild sealants
What happens on the day
The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job normally takes a few hours for a single window, longer for several, and we tell you how long to leave it before we go. For a place like Banff, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each surround and agreeing the joints to renew.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Before we arrive
- On commercial sites, let us know about site rules
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive

Sand mastic in Banff: local notes
Banff is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Managing a site like Banff Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

Do you need sand mastic in Banff?
Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows.
Signs it’s time to call us include:
- Silicone on a period window that looks wrong
- Tired mastic found when preparing windows for paint
- Mastic dropping out of the joint
- Weathered mastic on the most exposed windows
If you live in an older home near Methodist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
