Questions from Banff

Will you come out to Banff?

Yes, Banff is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and guest houses in Banff?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Where do you work from?

We work from Crawley. Our applicators cover Banff.

Will you assess my building’s fire safety?

No, we do not assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.

Can you tell me how many minutes the seal will last?

We do not give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

How do I get a quote for fire rated sealant in Banff?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

How we handle fire rated sealant in Banff

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We work on plasterboard & masonry, flats & HMOs and linear gaps, and the jobs we see most are gaps around pipes and cables through fire-resisting walls and joints picked up in a fire-stopping survey.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

You get a one-year guarantee, the same in Banff as everywhere else we work.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Leave it or put it right?

For some gaps, sealant isn’t the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. In an older home around Banff, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Why Banff clients choose us

  • Fully insured
  • Approved under the ARBOMaster scheme
  • We leave the area clean and tidy
  • We never seal over old sealant

Take a look at what affects the cost or what customers say.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It’s based on:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • How many areas need sealing

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

To help us quote quickly, let us know:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • What’s wrong with the joints now

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Outdoor work around Banff depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Move anything stored near the joints

Advice

Workplaces and buildings in Banff

For seaside hotels, guest houses and holiday lets around Banff, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Methodist Church, service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as Banff Academy, service openings in fire-resisting walls need checking after any refurbishment.

Different surfaces, different methods

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

Masonry and concrete

Preparation counts on brick, block and concrete. The gap is cleaned and backed where required before applying the sealant.

Keeping the joints in good condition

Aftercare is simple:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Do not paint over fire sealant until it has cured
  • Report cracked or damaged seals as soon as you notice them
  • Keep the record of products and locations with your fire safety documents

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.
