- Gaps opening along the back of the worktop
How we handle remedial sealant in Banff
In Banff, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. Common call-outs are for decorators’ caulk around a bath or shower and sealant that came away because the surface wasn’t prepared, across mouldy bath & shower sealant, botched or over-sealed joints and expansion joints.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Whatever the size of the job, you get the same 12-month guarantee.

Common problems we fix in Banff
Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.
If you can see any of these, it’s time to have the joints looked at:
- Products that weren’t meant for the joint
- Mould trapped under a layer of silicone
- Movement joints that have split or pulled away
- Beads that never stuck properly
For site and facilities teams at buildings such as Banff Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- How much experience the applicator has
- Whether they seal over old material or remove it
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
How it works
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
How to prepare
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area

Banff questions
Will you come out to Banff?
Yes, Banff is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Banff in your area for remedial sealant?
Yes. We work across all of Scotland, and Banff is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Do you work for landlords and businesses?
Yes, often. We can quote for several properties at once.
For landlords and businesses
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.
If you manage several properties in or around Banff, jobs at different addresses can be quoted together. Send us the addresses and the work at each.
What affects the cost of remedial sealant
Jobs vary more than people expect. What affects the quote:
- Access and height
- The size of the job
- How much old sealant there is and how hard it is to remove
- The type of sealant required
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- What’s wrong with the joints now
- Where the property is
- Whether it has been sealed before
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.
Bathrooms and kitchens in Banff
Banff is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Banff. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
If you live in an older home near Methodist Church, walls and floors in older homes can move, and sealant and grout show it first.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Different surfaces, different methods
Worktops & kitchens
Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom.
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
When something else is needed
A few problems are outside what sealant work can do:
- A bath, tray or worktop that moves until it’s properly fixed
- A tray or bath that’s cracked
- Tiles that have come away from the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
