Remedial sealant in Whitehills, done properly
Two decades of sealant work means we recognise most failures quickly. We’re fully insured ARBOMaster approved applicators, and remedial work carries our 12-month guarantee. We work on expansion joints, shrunken worktop sealant and failed movement joints, and common reasons people get in touch are over-sealed joints coming away and worktop sealant that has shrunk and split.
A bathroom in a place like Whitehills gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Whitehills homes and their sealant
Whitehills is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around Trinity Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

FAQs for Whitehills
Can you do remedial sealant in Whitehills?
Yes, Whitehills is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is remedial sealant in Whitehills guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
What if resealing won’t fix my leak?
You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we will not pretend it will.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.
What happens on the day
When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Mention any parking rules near the property
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Do you need remedial sealant in Whitehills?
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.
The most common problems we see are:
- Repeat leaks from the same joint
- Dark patches showing through the sealant
- Torn expansion joints
- Worktop sealant that has shrunk and split
Schools such as Banff Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- How long the guarantee is
- How long to leave it before use
- How the surfaces are prepared before sealing
- Which sealant they’ll use, and why

What we cannot put right
New sealant cannot fix everything, and we’ll tell you before we start. Sealant will not put right:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- A bath, tray or worktop that moves until it’s properly fixed
- A cracked shower tray or bath (that needs repair or replacing)
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
Surfaces we seal
- Expansion joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Failed movement joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why deal with it now?
Spraying mould remover on a sealed-over joint does not reach what’s underneath. The layers have to come out. In an older home around Whitehills, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Surface by surface
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is normally part of the cause. Along with resealing, we will mention if the room needs better ventilation.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Don’t wait for a small gap to become a leak
- Never seal over old silicone
- Keep an eye on the ceiling below the bathroom
- Clean sealant with mild products only
Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just send an email to info@mrmastic.co.uk.
Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.
