Boyndie Remedial Sealant

Problem with your failed sealant joints in Boyndie? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • Black mould underneath the bead
  • Smears and lumps from a botched reseal
  • Kitchen joints letting water behind the worktop

Remedial sealant for Boyndie homes and businesses

Remedial sealant in Boyndie, done properly

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint will not last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you have beads that never stuck properly and movement joints that have split or pulled away, we can help.

Bathrooms in smaller places like Boyndie work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Every job is covered by our one-year guarantee, wherever you are in Aberdeenshire.

Why it’s worth doing now in Boyndie

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

How the job changes by surface

Worktops & kitchens

Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Looking after it afterwards

Aftercare is simple:

  • Don’t add new sealant on top of old
  • Get the cause of a repeat leak found before resealing
  • Have loose fittings fixed before resealing
  • Clean sealant with mild products only

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • A tray or bath that is cracked
  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Boyndie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Bathrooms and kitchens in Boyndie

Boyndie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Boyndie is about 13 miles east of Buckie, in Aberdeenshire. Boyndie gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 161 towns and villages across Aberdeenshire, large and small. We also work in Aberdeen, around 39 miles away.

Jobs for remedial sealant in AB45 works the same way as everywhere else we cover. What we are called out for in Boyndie

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

The most common problems we see are:

  • Worktop sealant that has shrunk and split
  • A second bead peeling off the first
  • Sealant peeling off a dusty or damp surface
  • A shower that leaks however often it’s resealed

Around Boyndie, as everywhere, remedial sealant is only as good as the preparation behind it.

Yes. We work across all of Scotland, and Boyndie is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Can old silicone be taken off without scratching the tiles?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

Yes. We will take all the sealant out, look for why it failed and reseal it properly.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

It depends on the product. Before we leave, we’ll tell you the cure time.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
