- A tray that rocks until it’s re-bedded
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

About our bathroom resealing in Gardenstown
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are black spots spreading through the bead and splits where the tray meets the wall.
Bathrooms in smaller places like Gardenstown work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the cost of bathroom resealing
The quote reflects the job in front of us. We look at:
- The product the joint needs
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Whether it has been sealed before
- Photos by email, if that’s easy
- Where the property is
- The type of property

Gardenstown homes and their sealant
Gardenstown is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Gardenstown, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Stick to a soft cloth and a mild cleaner
- Wipe the sealant dry after showering
- Run the extractor fan during and after every shower
- Keep bottles off the sealant line
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
What the job involves on each surface
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
What we’re called out for in Gardenstown
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Most people get in touch after spotting one of these:
- Black spots spreading through the bead
- Water escaping at the shower enclosure
- Splits where the tray meets the wall
- A bead that has pulled away from the tiles
For jobs in and around Gardenstown, choosing the right material for each joint is as important as a tidy finish.
What your quote should include
- What the quote includes, VAT included or not
- What insurance they hold
- Whether they seal over old material or remove it
- The length of the guarantee
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Gardenstown: your questions answered
Do you cover smaller places like Gardenstown?
Yes, Gardenstown is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is there a guarantee on bathroom resealing in Gardenstown?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes half a day or less for one room, longer when the kitchen is included in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Preparing for the visit
- Mention any tricky access
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
