About our bathroom resealing in New Byth
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with new sealant laid over old sealant that is now lifting and sealant that has split, shrunk or peeled away, on basins & vanity units, shower trays & enclosures and wet rooms.
Bathrooms in smaller places like New Byth work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
There’s a 12-month guarantee on every job, whatever its size.

Why act early in New Byth
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around New Byth, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

How we quote for bathroom resealing
For a quick quote, just ask. What matters most is:
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- The type of sealant required
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Pictures of the joints, sent by email
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
- The rough size of the job
Every job is quoted individually. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.
When to call us in New Byth
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
Look out for any of the following:
- A bead that has pulled away from the tiles
- Lumpy, uneven sealant from a DIY attempt
- Black mould in the silicone that won’t clean off
- A reseal done over the top of the old bead
For an older house near a landmark such as New Byth Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- How hidden problems are handled
- What guarantee comes with the work
- What preparation is included
- How much experience the applicator has
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Different surfaces, different methods
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Honest limits
It helps to know what we cannot do too:
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

How the visit works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a couple of hours for a single bath or shower, depending on the amount of work. Outdoor work around New Byth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Preparing for the visit
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area

Bathroom resealing in New Byth: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
