About our external mastic in Boyndie
Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We are often asked to deal with joints pointed up with cement by mistake and moss and dirt in joints with no sealant left, across façade panels, copings & trims and brickwork movement joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Never let anyone fill a movement joint with mortar
- Leave the joints unpainted unless we have said otherwise
- Keep high-pressure jets off the joints
- Do not let climbing plants root in the sealant
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.
Surface by surface
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant so the movement is taken up.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
How it works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the building. For a place like Boyndie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Why act early in Boyndie
A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In a place like Boyndie, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Outside joints around Boyndie
Boyndie is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Around Boyndie, as everywhere, external mastic is only as good as the preparation behind it. Homes close to Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Questions from Boyndie
Do you cover Boyndie for external mastic?
Yes, Boyndie is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Is external mastic in a coastal place like Boyndie any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Boyndie.
How long does the job take?
Typically it takes a few hours for a handful of joints, longer for a whole elevation. Bigger jobs take longer, and we will say how long yours will take.
Can you quote for more than one area?
Yes, we can. More than one area can be quoted together.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you work for landlords and businesses?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.
How often do external joints need resealing?
There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.
How we quote for external mastic
There’s no set price list, because jobs vary so much. The quote depends on:
- The product the joint needs
- The size of the job
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
- Where the property is
We do not publish a price list. Instead, we send you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.
