External mastic for Tarves homes and businesses

External mastic for homes and businesses in Tarves

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you have hard, crazed mastic that has stopped moving and movement joints filled with mortar instead of sealant, we can put it right, on render & cladding joints, brickwork movement joints and concrete & block alike.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

FAQs for Tarves

Is Tarves in your area for external mastic?

Yes, Tarves is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Is external mastic in Tarves guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can a movement joint be filled with mortar?

No. Rigid materials cannot move with the wall, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.

When is the sealant fully cured?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.

What does external mastic cost?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Is there any odour?

There can be a smell while the sealant cures. Ventilation helps.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Walls and rooflines in Tarves

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In the older streets around Tarves Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Tarves is about 8 miles north-east of Inverurie, in Aberdeenshire. Across the AB41 area, we can carry out external mastic at your property. Our Aberdeenshire coverage runs to 161 places, and Tarves is one of them. For nearby work, see our Aberdeen page (15 miles or so).

Work in AB41 works the same way as everywhere else we cover. That includes homes and businesses on Stuart Crescent, Duthie Road and Braiklay Avenue. If you are just outside Tarves, we cover Pitmedden (3 miles south-east), Udny Green (3 miles south), Methlick (4 miles north), Oldmeldrum (4 miles south-west) and Hattoncrook (4 miles south). Within a short drive, we also cover Inverurie (8 miles south-west), Westhill (15 miles south), Ellon (6 miles east), Turriff (15 miles north-west), Garioch (8 miles south-west) and Kemnay (12 miles south-west).

What the job involves on each surface

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it.

How the visit works

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the building. For a place like Tarves, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Move anything stored near the joints
  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look over the joints every year, ideally after winter
  • Check the sealant is paintable before painting near it
  • Make sure movement joints aren’t pointed over
  • Wash walls gently around the sealant

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Landlords, agents and businesses in Tarves

Letting agents and landlords in Tarves can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

Common problems we fix in Tarves

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

If you can see any of these, it’s time to have the joints looked at:

  • Weeds or debris growing in open joints
  • Water getting into walls through failed joints
  • Failed seals between different materials
  • Joints pointed up with cement by mistake

Around Tarves, as everywhere, external mastic is only as good as the preparation behind it.
