External mastic near Auchnagatt

About our external mastic in Auchnagatt

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall. We’re often asked to deal with movement joints filled with mortar instead of sealant and cracked joints where brick meets render or frames, on façade panels, copings & trims and concrete & block.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Honest limits

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Failed render or damaged cladding panels
  • Damp that isn’t coming from the joint
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Auchnagatt questions

Do you cover Auchnagatt for external mastic?

Yes. Our work covers the whole of Scotland, and Auchnagatt is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do you cover smaller places like Auchnagatt?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What is a movement joint?

A vertical gap in a long brick wall is usually a movement joint. It gives the wall room to move.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

What do you need from me for a quote?

Let us know what needs doing and where. We will ask anything else we need to know.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.

How do I get a quote for external mastic in Auchnagatt?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What we are called out for in Auchnagatt

If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall.

The problems people usually mention when they call are:

  • Joints pointed up with cement by mistake
  • Sealant pulling away from one side of the joint
  • Gaps where render, brick and frames meet
  • Damp patches traced to an open external joint

For an older house near a landmark such as Savoch Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before you book

  • How the colour is chosen
  • How the surfaces are prepared before sealing
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not

How to choose a mastic man

What happens if it’s left?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. In an older home around Auchnagatt, damp from a failed joint can get into timber and plaster.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before any work starts.

Walls and rooflines in Auchnagatt

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Auchnagatt depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit
