External mastic in Maud: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For jobs in and around Maud, choosing the right material for each joint is as important as a tidy finish.

External mastic in Maud, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We’re often asked to deal with failed seals between different materials and rain getting behind render or cladding at a joint, across render & cladding joints, concrete & block and copings & trims.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Questions from Maud

Can you do external mastic in Maud?

Yes. Our work covers the whole of Scotland, and Maud is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

What guarantee comes with external mastic in Maud?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you work at height?

Each building is different. Send us photos and a rough idea of the height, and we’ll confirm what access is needed.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away and have them redone then.

Is it OK to fill a movement joint with cement?

No. Cement or mortar can’t stretch and the joint fails. If it has already been filled, we can normally cut it out and reseal it.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access, including the tidy-up. Around Maud, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice

When to call us in Maud

If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint.

People generally contact us after spotting one of these:

  • Failed seals between different materials
  • Leaking joints around cladding and façade panels
  • Movement joints filled with mortar instead of sealant
  • Rain getting behind render or cladding at a joint

In and around Maud, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • What the quote includes, VAT included or not
  • How long the guarantee is
  • Whether you can choose the colour
  • What product goes in the joint

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Walls that need new movement joints cut into them
  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What affects the quote in Maud

The quote reflects the job in front of us. We take into account:

  • Access and height
  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • How many areas need sealing

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • How we’d reach the joints
  • Photos by email, if that is easy

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

What happens if it’s left?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last, so it pays to do it properly once. Around Maud, water from a failed joint in an older stone home can soak into timber and plaster.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
