Maud Window Mastic
Window mastic across Maud and nearby, with every bit of old sealant taken out first.
- Cracked internal joints between frame and plaster
- Draughts coming in around windows and doors
- Hard, cracked sealant around windows
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Window mastic in Maud, done properly
Whether it’s one leaking patio door or every frame on the house, you’ll get a clear quote before work begins. To get one, send an email to info@mrmastic.co.uk with the number of frames and any access details. If you’re dealing with draughty joints inside around the window and cracked or shrunken mastic around the frame, we can help, on timber windows & doors, window sills and aluminium frames alike.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, it’s backed by our 12-month guarantee in Maud and across Aberdeenshire.

Why act early in Maud
Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. Somewhere like Maud may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Tell us about any water getting in
- Clear the area around the work
- Let us know about earlier repairs to the joints

What window mastic looks like in Maud
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Do you need window mastic in Maud?
Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.
These are the problems we are asked about most:
- Water coming in at the bottom corners of a door
- Gaps left after new windows were fitted
- Cracked internal joints between frame and plaster
- Mastic that has split away from the wall
Around Maud, as everywhere, window mastic is only as good as the preparation behind it.
Questions to ask before you book
- Which sealant they’ll use, and why
- Which colour the sealant will be
- Who turns up on the day
- What happens if they find a problem under the old sealant

Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.
When it is not the sealant
In fairness, there are a few things sealant won’t fix:
- Damp coming through the wall itself rather than the frame joint
- Condensation trapped between the panes
- A door that needs adjusting, rehanging or new seals
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Looking after it afterwards
Aftercare is simple:
- Repaint timber before it’s bare
- Ventilate rooms so frames do not stay wet inside
- Use gentle cleaners on frames and sealant
- Paint up to the joint, not over it
Silicone cannot generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
