Window mastic in Roanheads

Window mastic for homes and businesses in Roanheads

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Common call-outs are for old mastic that has gone black or come away and sealant in the wrong colour for the frame, on window sills, patio & French doors and composite doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Each job carries a 12-month guarantee, whatever its size.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Look round the frames every year or so
  • Avoid blasting the frames with a pressure washer
  • Keep timber frames painted
  • Keep solvents and bleach off the sealant

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Why act early in Roanheads

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Different surfaces, different methods

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. We pay most attention there.

For landlords and businesses

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Roanheads depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Windows and doors in Roanheads

Roanheads is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

In and around Roanheads, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. Whether the job is in Roanheads itself or nearby, the right material for each joint matters as much as a neat finish.

FAQs for Roanheads

Will you come out to Roanheads?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect window mastic in Roanheads?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Do you seal inside as well as outside?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

When something else is needed

A few problems are outside what sealant work can do:

  • Condensation trapped between the panes
  • Broken hinges, locks or handles
  • Worn gaskets, brush seals or a door that has dropped

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
