About our window mastic in Boddam

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you are dealing with draughty joints inside around the window and old mastic that has gone black or come away, we can put it right.

In and around a place like Boddam, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Each job carries a 12-month guarantee, large or small.

Quotes for window mastic in Boddam

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The number of rooms or windows

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • The problem you’ve noticed

For window mastic in Boddam, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.

What we are called out for in Boddam

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

People usually contact us when they notice something like this:

  • Cold air getting in at the frame edge
  • Old mastic that has gone black or come away
  • Rain getting in at the frame or under the sill
  • Untidy mastic left by window fitters

If you live in an older home near Parish Church Of Boddam, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • When the joint can take water or movement
  • What insurance they hold
  • What happens if they find a problem under the old sealant

Our hiring checklist

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How it works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Boddam may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints

For landlords and businesses

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • A door that needs adjusting, rehanging or new seals
  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Composite doors
  • Timber windows & doors
  • Window sills
  • uPVC windows
  • Aluminium frames
  • Patio & French doors

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Clean frames with a soft cloth and soapy water
  • Check the mastic once a year
  • Keep solvents and bleach off the sealant
  • Ventilate rooms so frames do not stay wet inside

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Boddam homes and the weather

Boddam is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Around Boddam, as everywhere, window mastic is only as good as the preparation behind it.
