Bathroom resealing in Boddam, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include leaks into the floor or ceiling below and smears of silicone across the tiles, on shower trays & enclosures, basins & vanity units and sinks & splashbacks.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

A one-year guarantee comes as standard, so you’re covered after we have gone.

Landlord and commercial work in Boddam

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.

What sealant work can’t fix

Before booking, it’s worth knowing the limits too:

  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & upstands

What happens on the day

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around Boddam, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

Advice

Different surfaces, different methods

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Quotes for bathroom resealing in Boddam

There’s no set price list. The quote depends on:

  • The old material and how stubborn it is
  • Access and height
  • Which sealant suits the joint
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

To make quoting easier, please include:

  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathrooms and kitchens in Boddam

Boddam is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Boddam, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. In the older streets around Parish Church Of Boddam, walls and floors in older homes can move, and sealant and grout show it first.

Is Boddam within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Boddam.

Why it’s worth doing now in Boddam

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. In an older home around Boddam, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
