Work for landlords, hotels and businesses
We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Regrouting in Boddam
Across Boddam, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We work on wet rooms, tiled floors and kitchen splashbacks, and people most often call us about crumbling grout between the tiles and old grout in a dated colour.
A bathroom in a place like Boddam gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

- Movement in a stud wall or floor
- Failed tanking or waterproofing under the tiles
- Tiles that are loose or hollow behind

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Surface by surface
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
What affects the quote in Boddam
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- The amount of work
- Whether old sealant or filler has to be cut out
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- Pictures of the joints, sent by email
If you’re in Boddam and need regrouting, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before work begins.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Don’t use strong acidic cleaners on grout
- Use a squeegee on the tiles after showering
- Use a soft brush rather than a wire one
- Open a window or run the fan to clear steam
Before we leave, you’ll know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.
How the visit works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. For a place like Boddam, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
How to prepare
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky
How to get a quote
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

How soon can the shower be used after regrouting?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
I’m a tenant. Can you help?

Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Regrouting in Boddam: local notes
Boddam is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
In and around Boddam, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. Homes close to Parish Church Of Boddam include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
