Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Roanheads for bathroom resealing?

Yes, Roanheads is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Bathroom resealing for homes and businesses in Roanheads

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are smears of silicone across the tiles and water escaping at the shower enclosure.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

A 12-month guarantee comes as standard, so you are covered after we have gone.

What affects the quote in Roanheads

There’s no set price list. The quote depends on:

  • The type of sealant required
  • The number of rooms or windows
  • Working hours on commercial sites
  • Any mould that needs treating

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Roanheads homes and their sealant

Roanheads is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Whether the job is in Roanheads itself or nearby, the right material for each joint matters as much as a neat finish. In and around Roanheads, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Why act early in Roanheads

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In an older home around Roanheads, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Aftercare tips

So the new joints stay in good condition:

  • Keep bottles off the sealant line
  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start
  • Keep the fan on for a while after bathing

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Roanheads need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
