Plot mastic for developers and snagging failed sealant in new homes for householders, landlords and businesses in Roanheads. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Sealant that never bonded to the surface

- Leaking shower tray seals in a new home
When it isn’t the sealant
We will not take on work that won’t last, so these are the limits:
- Leaking fittings rather than failed sealant
- Cracked trays, tiles or worktops
- Movement caused by a poorly fitted tray or bath

New build mastic for homes and businesses in Roanheads
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first. We are often asked to deal with worktop and upstand sealant coming away and leaking shower tray seals in a new home, across plot handovers, windows & doors and skirting & floors.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of new build mastic
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- The number and length of the joints
- The type of sealant required
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Asking for a quote
To make quoting easier, please include:
- Whether it’s a home or a business
- Photos by email, if that’s easy
- Whether it has been sealed before
- Access, such as stairs, a lift or height
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
What the job involves on each surface
Windows and doors
On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
How the visit works
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you are given the cure time.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know if you’ve seen damp or leaks
- Mention any tricky access
Ask for a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Roanheads questions
Do you cover smaller places like Roanheads?
Yes, Roanheads is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do new build mastic in Roanheads?
Yes. Our work covers the whole of Scotland, and Roanheads is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
How long will you be here?
As a guide, most jobs take anything from a few hours to several days, depending on the number of plots. Larger jobs naturally take longer, and we’ll say how long yours will take.
When is the best time to reseal in a new build?
Any seal that is leaking should be redone straight away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
When to call us in Roanheads
A new house holds a lot of water from the build, which takes a year or two to dry out. As it does, timber shrinks and joints open, and sealant that can’t keep up splits.
If you can see any of these, it’s time to have the joints looked at:
- Sealant work across a run of new homes
- Cracked caulk along new skirting
- Cracked sealant around new window and door frames
- Gaps behind new kitchen upstands
In and around Roanheads, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Questions to ask before you book
- The length of the guarantee
- Whether they seal over old material or remove it
- Whether you can choose the colour
- What happens if they find a problem under the old sealant

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
