About our remedial sealant in Roanheads

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. If you’re dealing with a shower that leaks however often it’s resealed and products that weren’t meant for the joint, we can put it right.

For a place like Roanheads, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months, in Roanheads and everywhere else we cover.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

How we quote for remedial sealant

The price is agreed before any work begins. It’s based on:

  • The type of sealant required
  • The number and length of the joints
  • Whether there’s mould to deal with
  • Whether the work is at height

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.

What sealant work cannot fix

It helps to know what we can’t do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • A tray or bath that is cracked
  • Tiles that have come away from the wall

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

Roanheads questions

Do you work in hotels near Roanheads?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you cover smaller places like Roanheads?

Yes. Roanheads is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you guarantee remedial jobs?

Yes. Every job comes with our one-year guarantee.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can you take off two layers of silicone?

Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.

How long does the work take?

Allow a few hours, depending on how many layers have to come out. We will give you a timescale when we quote.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

When to call us in Roanheads

Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.

The most common problems we see are:

  • A second bead peeling off the first
  • Beads that never stuck properly
  • Thick, messy sealant smeared over tiles
  • Dark patches showing through the sealant

Whether the job is in Roanheads itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • What guarantee comes with the work
  • How hidden problems are handled
  • Whether VAT is included
  • Whether they’re fully insured

10 questions to ask before you book

What remedial sealant looks like in Roanheads

Roanheads is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In and around Roanheads, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Roanheads is about 1 mile east of Peterhead, in Aberdeenshire. For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

If you manage several properties in or around Roanheads, several properties can go on one quote. Just tell us the addresses and what each one needs.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules
  • Clear the area around the work
