Remedial sealant & repairs in Longside, Aberdeenshire
Problem with your failed sealant joints in Longside? We remove the old material, prepare the joints and seal them properly.
- Mould trapped under a layer of silicone
- Products that weren’t meant for the joint
- A shower that leaks however often it’s resealed
How we handle remedial sealant in Longside
A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on mouldy bath & shower sealant, leaking tray & enclosure joints and botched or over-sealed joints, and the jobs we see most are floor or wall movement joints that have failed and over-sealed joints coming away.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Longside: your questions answered
Is remedial sealant in Longside guaranteed?
All our work, in Longside and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like Longside?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long should I leave it?
It depends on the product and the conditions. Before we leave, we will tell you the cure time.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Can you fix a reseal that hasn’t worked?
Yes. There’s generally a reason: sealant over sealant, movement or another leak, so we find that first.

Smeared or badly matched mastic can be cut out and redone neatly, matched to the frame colour.
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before we reseal.
What we cannot put right
Before you book, it’s worth knowing the limits:
- A bath, tray or worktop that moves until it’s properly fixed
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Plumbing leaks behind walls or under trays
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Longside homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around Longside, as everywhere, remedial sealant is only as good as the preparation behind it. In the older streets around Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

The process
We keep the work tidy and contained to the area we are working on. The job generally takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Preparing for the visit
- Tell us if parking is tricky
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Related advice
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Landlords, agents and businesses in Longside
If you manage several properties in or around Longside, several properties can go on one quote. Just tell us the addresses and what each one needs.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Keep an eye on the ceiling below the bathroom
- Use a soft cloth, not a scourer, on silicone
- Always have old sealant cut out, not covered
- Do not wait for a small gap to become a leak
Give the new sealant its full cure time: follow the cure time we give you.
Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
What happens if it’s left?
Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
