Remedial sealant near Old Deer

Old Deer homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Mintlaw Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Remedial sealant in Old Deer

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. Common call-outs are for a second bead peeling off the first and wide, uneven beads that look worse than the old ones, on leaking tray & enclosure joints, mouldy bath & shower sealant and failed movement joints.

A bathroom in a place like Old Deer gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work is covered by a 12-month guarantee, wherever you are in Aberdeenshire.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How we quote for remedial sealant

Call for a quick quote. What matters most is:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • Mould in or behind the old joints

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

When you contact us, it’s useful to know:

  • Where the property is
  • Roughly how big the job is
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

Your questions about remedial sealant in Old Deer

Is Old Deer within the area you cover?

Yes. Old Deer is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is remedial sealant in Old Deer guaranteed?

All our work, in Old Deer and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can you take off two layers of silicone?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

When is the sealant fully cured?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Can you remove old sealant without damaging the bath?

Yes. Residue is removed with a product suited to the surface rather than scraped hard.

How the visit works

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out, and we explain the cure time before we leave. Around Old Deer, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Related advice

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Check ceilings under showers for marks
  • Do not wait for a small gap to become a leak
  • Never fill a movement joint with mortar or grout
  • Find out why the sealant failed first

Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

What the job involves on each surface

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint.

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out.

When it is not the sealant

To be straight with you, there are a few things sealant won’t fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • A leaking trap, valve or supply pipe
  • A cracked shower tray or bath (that needs repair or replacing)

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

Do you need remedial sealant in Old Deer?

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

The problems people usually mention when they call are:

  • Sealant applied over old sealant that has lifted
  • Thick, messy sealant smeared over tiles
  • A shower that leaks however often it’s resealed
  • Movement joints that have split or pulled away

For an older house near a landmark such as St Drostan's Episcopal Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Before you book anyone

  • How much experience the applicator has
  • What happens if the job turns out different
