Frames and glazing around Old Deer

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For site and facilities teams at buildings such as Mintlaw Academy, the mastic around its windows and doors needs looking after like any other building’s.

About our window mastic in Old Deer

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We’re often asked to deal with a bead that doesn’t match the frame and mastic that’s falling out in pieces, on composite doors, timber windows & doors and patio & French doors.

In and around a place like Old Deer, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

All our work comes with our one-year guarantee.

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. Outdoor work around Old Deer depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit

What the job involves on each surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall.

Old Deer questions

Is there a guarantee on window mastic in Old Deer?

All our work, in Old Deer and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Old Deer in your area for window mastic?

Yes, Old Deer is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is the new sealant paintable?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

If you manage several properties in or around Old Deer, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

When to call us in Old Deer

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. Backing rod sets the right depth.

People normally contact us when they notice one of these:

  • Cracked internal joints between frame and plaster
  • Mastic that has split away from the wall
  • Cold air getting in at the frame edge
  • Cracked sealant at the sill ends

If you live in an older home near St Drostan's Episcopal Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

When something else is needed

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint
  • Faulty window hardware

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Where we work in Old Deer

  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • uPVC windows
  • Aluminium frames

What happens if it’s left?

Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In an older home around Old Deer, damp from a failed joint can get into timber and plaster.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.
