Remedial sealant near New Leeds

How we handle remedial sealant in New Leeds

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. Finding that cause comes before any new sealant. If you’re dealing with a second bead peeling off the first and sealant that came away because the surface wasn’t prepared, we can put it right.

In and around a place like New Leeds, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, in New Leeds and everywhere else we cover.

How it works

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. Somewhere like New Leeds may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Advice

Surface by surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

What affects the cost of remedial sealant

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Mould in or behind the old joints
  • The number and length of the joints
  • Which sealant suits the joint
  • The old material and how stubborn it is

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The type of property
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • A few pictures by email, if you can

Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.

Why deal with it now?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it. In an older home around New Leeds, damp from a failed joint can get into timber and plaster.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

What you get with us

  • White, clear, grey or another colour, product permitting
  • A 12-month guarantee on all work
  • Quality sealants from Arbo and Everbuild
  • An ARBOMaster approved applicator

See our cost guide or our reviews.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Look for stains below bathrooms now and then
  • Never seal over old silicone
  • Air the bathroom so the sealant can dry
  • Find out why the sealant failed first

Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What remedial sealant looks like in New Leeds

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Church and Manse, walls and floors in older homes can move, and sealant and grout show it first. Around New Leeds, as everywhere, remedial sealant is only as good as the preparation behind it.
