New build mastic in New Leeds
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first. If you are dealing with gaps behind new kitchen upstands and gaps between new skirting and floors, we can help, whatever the surface.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

What we are called out for in New Leeds
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.
Look out for these signs:
- Kitchen sealant that has pulled off the wall
- Skirting joints opening in the first winter
- Beads laid onto grit and dust from the build
- Shower seals failing in the first year or two
In and around New Leeds, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Who turns up on the day
- How the colour is chosen
- What happens if they find a problem under the old sealant
- Whether they seal over old material or remove it

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Open a window or run the fan after bathing
- Keep water off fresh sealant until it has cured
- Watch for new gaps as the house dries out
- Photograph failed sealant before it’s redone
Do not stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. Around New Leeds, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What affects the cost of new build mastic
Jobs vary more than people expect. The main factors:
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- Whether there’s mould to deal with
- How much there is to do
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and send you a clear quote before we start.
Asking for a quote
What to tell us when you ask for a quote:
- The rough size of the job
- The type of property
- How we’d reach the joints
- Pictures of the joints, sent by email
We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.
What the job involves on each surface
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.
Skirting and floors
Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.
