Bathroom resealing in Longside

How we handle bathroom resealing in Longside

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include failed sealant on the screen profile and two layers of silicone, both failing, on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.

Bathrooms in smaller places like Longside work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Our work is backed for twelve months.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • A leaking waste, trap or valve
  • A tray or bath that is cracked through
  • Movement from a bath with loose feet or no proper support

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then
  • Let new sealant cure fully before it gets wet
  • Do not leave water standing on kitchen joints

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

When to call us in Longside

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

People generally contact us when they notice something like this:

  • Gaps where the bath or tray has moved
  • Leaking joints on a shower screen
  • Mouldy sealant that has gone black
  • Leaks into the floor or ceiling below

In the older streets around Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Longside questions

Will you come out to Longside?

Yes. Longside is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What guarantee comes with bathroom resealing in Longside?

All our work, in Longside and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How the visit works

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work usually takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Longside depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Move anything stored near the joints

What affects the cost of bathroom resealing

You’ll get a clear quote before any work starts. It’s based on:

  • The type of sealant required
  • When we can work, for business premises
  • How much there is to do
  • Mould in or behind the old joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.

Bathroom resealing in Longside: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
